Spanish law is very different from Belgian law , you have to be well surrounded to secure your purchase . We surround ourselves with the best lawyers and best managers in the region; they all speak french !
In Spain, the notary does not have the same role as’ in Belgium ,it does not verify the history or the origin of the property , d’ or the need to hire a lawyer for different reasons :
He will check whether the property can be safely transferred for the’ Buyer .
In Spain , debts follow good ; the lawyer will therefore check if the property is free of all charges and debts and will verify the legality of the property .
To buy a property in peace, do not embark on the adventure alone, use a recognized real estate agent offering guarantees of security !
Purchase costs: transmission costs or VAT 8/10 % plus notary and lawyer fees .
Funding
Two options are available to you :
Possibility of financing in Belgium of maximum 80% the value of the property if you own a property in Belgium
Possibility of financing in Spain of maximum 60/70% of the value of the property purchased. The Spanish bank will then take a mortgage on this property .
